Question: Should I buy a house now or wait?
Answer: The past three years have been like riding the biggest roller coaster at Magic Mountain. Similar to buying a suit, there is no “one size fits all.” Every buyer is unique and has his/her own variables and time frame.
If you are contemplating buying a home in the next year, you should interview three agents who are very experienced through different market cycles and familiar with the area where you want to buy.
Question: What is your housing forecast for 2023 in coastal Orange County?
Answer: It seems like every consumer and even real estate professionals have the same questions. The post-pandemic economy is one we’ve never seen. Predicting the future is always fun. My “Guru” crystal ball may be no better than anybody else’s.
With that said, and with four decades on the frontline selling homes and managing multiple real estate offices since 1975 amid several cycles/recessions, this is my prediction: Prime coastal properties in excellent condition and location will not see price declines.

Property values can rise or fall due to factors such as economic conditions, interest rates, supply and demand dynamics, and local market conditions. A downturn in the real estate market can lead to decreased property values and potential financial losses. The main factors of risk are: Market Risk, Liquidity Risk, Financing Risk, Economic Riosk, Property-Specific Risks, Regulatory and Legal Risks, and finally Management and Operational Risk
